Job Description Description: Position Summary: The role of the Property Manager is to represent the owner by taking primary responsibility for Clinton Square. The ideal candidate will be proactive in nature, have strong sales, negotiation and communication skills, and possess strong problem-solving abilities. Principle Duties and Responsibilities:Lead the marketing and development of new commercial spaces, apartments and other possible uses. This will be the primary focus for the first 3 years,Represent the property with the Rochester Downtown Development Corporation and the City of Rochester.Lead the leasing process from start-to-finish. Create and build relationships with potential commercial and residential tenants and find new & exciting ways to market.Oversee the team of employees at Clinton Square.Ensure that the daily operations of Clinton Square, including building systems, mechanical, parking, sweeping, landscaping and general maintenance, are executed in a manner that is consistent with Home Leasing standards.Serve as the primary interface for tenants. Enforce lease terms. Manage tenant concerns and requests.Propose business plans reflecting short and long-term goals.Maintain annual budget oversight and execute capital improvement plans.Provide direction to maintenance staff in performing related functions, daily tasks, after hour emergencies and other responsibilities.Monitor work of maintenance staff.Correspond with local municipal authorities about notices and enforcement of local and codes.Properly issue purchase orders, approve invoices, and provide support documentation.Maintain relationship with the lenders.Keep the owners informed and seek their direction. Clinton Square Summary: Clinton Square is a 14-story commercial tower located in downtown Rochester, NY with a below-grade 400-car parking garage. This 355,000 square-foot building is well maintained with six new elevators. It is conveniently located just three blocks from Interstate 490. Cliton Square overlooks the Genesee River where a $50 million waterfront project is being funded by New York State. The building was built by the Leenhouts family and continuously owned for over 30 years. Clinton Square is occupied by excellent quality tenants including Nixon Peabody, a national law firm, and Bank of America. The Greater Rochester Chamber of Commerce will soon move into the building. A popular spot for breakfast and lunch, The Acorn Exchange, and Generations Daycare are located on the first floor. Given the changes in the market and demand for Class A offices, the owners are simultaneously pursuing new tenants in addition to the possibility to convert up to four floors of the building to luxury apartments.
