General SummaryThe primary responsibility of the Property Manager is to represent the company through the management of a 300K sq ft office building in Downtown Rochester. While maintaining a high level of quality and customer service, this individual will lead the leasing and daily operations of the commercial real estate portfolio. The ideal candidate will be proactive in nature, have strong sales, negotiation and communication skills, knowledge of the local commercial market, and possess strong problem-solving abilities.

Qualifications:-- Minimum 2 years of relevant experience-- 4-year degree-- Excellent organizational, written and communication skillsPrimary Role:-- Develop and execute a leasing strategy to position the property for refinancing in 2024.Principle Duties and Responsibilities:Lead the leasing process from start-to-finish. Create and build relationships with potential commercial tenants, conduct property tours, and find new & exciting ways to market our commercial properties and spaces. Oversee the team of employees at the Downtown office building and provide direction to maintenance staff in performing related functions, daily tasks, and responsibilitiesSupport the property manager for commercial spaces in other Home Leasing mixed use properties to ensure high quality service to existing and potential commercial tenants.Ensure that the daily operations, including building systems, mechanical, parking, sweeping, landscaping and general maintenance, are executed in a manner that is consistent with Home Leasing standards.Serve as the primary interface for our tenants in the downtown office building. Enforce lease terms.Maintain annual budget oversight and execute capital improvement plans.Communicate financial insights, suggest business strategies to owners.Correspond with local municipal authorities regarding notices and enforcement of local ordinance and codes.Properly issue purchase orders and approve invoices and provide support documentation.
