Property Management is responsible for providing strategic and
tactical leadership, overseeing all administrative, management, and
fiscal operations within company-wide real estate portfolio. Hires,
retains, motivates, grows, develops, and engages all teammates to
ensure a positive people-oriented culture balanced with the
delivery of industry segment leading performance and results.
Responsible initially for managing and supervising Property
Management, Maintenance and Facilities, and property-level
Marketing. Works in partnership with Asset Management to ensure
owner/investor priorities and returns meet or exceed
expectations.-- RESPONSIBILITIES will include but not be limited
to: --- Mentor, motivate, and lead a highly skilled team of
Regional Vice Presidents, Regional, District and Area Managers and
on-site Community Managers, office, maintenance, and support
staff.-- --- Develop and execute a plan for implementing property
management's responsibilities under the company-wide strategic plan
and provide a means for measuring the success of such plan. ---
Collaborate and execute in support of Conifer's "360 Model" to
proactively achieve development, construction, and lease-up goals.
--- Work in partnership with Asset Management team to measure,
monitor, report, and improve on individual and collective property
performance as it pertains to achievement of ownership/investment
objectives and returns. This includes understanding how property
performance effects corporate performance and proactively managing
to ensure corporate revenue targets are achieved. --- Develop cash
management strategies to ensure positive operational cash flow
including seasonal cash needs for key expenses. --- Develop a
"Watch List" system for proactively identifying potential negative
performance trends and reporting on plans/progress to correct
performance deficiencies. --- Support and participate as needed
with periodic Board of Director informational and reporting needs.
--- Develop a balanced employee engagement program that rewards,
recognizes, and acknowledges the people that make up the Conifer
Family while also driving alignment with company values and
improvement of overall accountability to results. --- Execute the
strategic development and implementation of the department-wide and
specific apartment community marketing/leasing plans. --- Working
in partnership with Conifer's Training department, lead and
collaborate on the development and implementation of the property
management training and education programs. --- Develops and
implements policy and procedures in support of Company's overall
business objectives. --- Develop, implement and manage annual
departmental operating budgets and profitability plan at the
individual site and corporate levels. --- Foster and maintain a
strong, positive relationship with all applicable federal, state
and local housing agencies as well as all joint venture partners.
--- Oversee the continued development and implementation of
company-wide "best" procurement practices. --- Oversee the
continued development and implementation of the resident
satisfaction program. --- Frequent regional, on-site presence
throughout the year. --- Participate as attendee and/or presenter,
as a professional representative of Conifer, in various industry
conferences and events including Conifer's internal Annual

CANDIDATES' EXPERIENCE WILL INCUDE (required skills): --- Minimum
fifteen plus (15+) years' progressive experience in the property
management industry with demonstrated leadership success in
directing multiple regional managers and properties. --- Past 4-7+
years in either "the senior-most property executive role reporting
to ownership/investors or the #2 role supporting the head of
management at least indirect interface and
responsibility/accountability to ownership/investors. --- Previous,
preferred experience having worked for a privately held, for profit
affordable housing owner/manager or fee management firm with a
substantial presence in affordable housing. Commensurate with this
experience they will have strong command of all prevailing state
and Federal affordable housing finance programs, corresponding
compliance and general appreciation for the technical, political
and social nature of this industry and resident base alike. ---
Demonstrated (written, verbal and financial reports) experience on
a monthly, quarterly and annual basis to internal/external
sophisticated equity and debt partners both from a standpoint of
explaining and then taking personal responsibility/accountability
for future and past tactical property plans along with
corresponding performance expected or resulting from such efforts
--- Has either already performed/communicated or strongly desires
to have executive management "seat at table" and feels confident in
decision making to advise CEO, EVPs and other
ownership/stakeholders at Conifer despite differing opinions and/or
constructive criticism.-- --- Strong leader of people as
demonstrated by staffing rates for new/add property management
staff as well as ability to discuss training programs/initiatives
and generally evidenced by a "following" of key middle managers
loyal to this candidate. --- Has had strong supervisory, management
experience with support functions such as compliance, leasing,
marketing/PR, facilities maintenance/engineering reporting,
property accounting.-- --- Expert property management skills. ---
Strong property management financial and accounting skills. ---
Ability to manage other job-related projects as assigned. ---
Demonstrated effective leadership skills. --- Dynamic work ethic;
embraces change. --- Excellent interpersonal and customer service
skills. --- Collaborative, friendly to effectively handle issues as
they arise. --- Demonstrated excellent written/oral communication
and presentation skills. --- Ability to exercise excellent business
professionalism and business judgment at all times. --- Strong
organizational, time management, and multi-tasking skills with
ability to meet deadlines. --- Resourceful; effective
problem-solving skills. --- Flexibility - able to prioritize
projects and adapt work projects quickly when needed. ---
Collaborative; demonstrated ability to coach, mentor, train all
levels of the organization. --- Effective supervision, delegation
skills. --- Able to work both independently and a team. ---
